FORT LAUDERDALE - The Florida Department of Transportation has begun the reconstruction of State Road A1A in Fort Lauderdale.  The long anticipated first phase of reconstruction began Monday, July 28th and is expected to be complete in December 2014. Parking spaces and sidewalk will be closed and blocked on the east side of A1A between Sunrise Boulevard and NE 14th Court. Two-way traffic, bike lane, parking and sidewalk will continue to be maintained on the west side of A1A for beachgoers’ convenience.  Parking spaces and sidewalk will be closed on the west side of A1A from NE 14th Court to NE 18th Street.  At this location, access will be maintained on the east side of A1A.  Repairs will take place Monday through Saturday between 8 a.m. and 7 p.m.

The project is expected to be completed in 2016 and residents and visitors alike will be able to enjoy the new and improved A1A.

A group of South Florida real estate investors has purchased the iconic Bahia Mar Resort and Marina in Fort Lauderdale with visions of upgrading the waterfront property and adding shops, restaurants and condos.

According to the Miami Herald, Miami real estate developers, Jimmy and Kenny Tate, co-owners of Tate Capital, and their longtime friend Sergio Rok, president of Rok Acquisitions, along with Rialto Capital Management and RCI Marine, paid an undisclosed price for a long-term lease on the 39-acre parcel in the heart of Fort Lauderdale Beach.  The Blackstone Group had owned the lease on the property located on the Intracoastal Waterway across from a public beach for years.  “It’s iconic, it has a great name, great image, great reputation and great brand recognition nationally and, obviously, locally,” said Jimmy Tate, chief executive of Tate Capital. “However, the asset is very tired and it hasn’t had a lot of capital improvements made over the years.”

The Bahia Mar currently includes a 250-slip marina that can accommodate mega-yachts up to 230 feet in size, along with a 297-room DoubleTree Hotel by Hilton, both of which will remain in place, Tate said. The location, south of Las Olas Boulevard at 801 Seabreeze Blvd., will also continue to be the site of the Fort Lauderdale International Boat Show, a major economic driver for South Florida for the past 50 years.  “Whatever we do is going to complement the boat show, complement the marina and complement the hotel,” Tate said.  The new owners are considering adding a condo-hotel, and additional restaurants, shops and offices, all in a renewed park-like setting along the waterfront.

For several years, the previous owners had worked on putting together a $250 million plan to redevelop Bahia Mar with a highrise featuring a five-star Waldorf-Astoria condo-hotel and a waterfront park, though nothing ever came to fruition.  The plan for the “new and improved” Bahia Mar will be one to watch closely in the coming year!  As exhibitors at the Fort Lauderdale International Boat Show for 15 years, the Gayle Borden Group is very interested to see how the property is made even better!

Stephen Ross, best known to many Floridians as the owner of the Miami Dolphins and SunLife Stadium, has just added another property to his already impressive portfolio.  Ross’ New York-based Related Cos. Related Fund Management has spent a reported $90 million to buy the W Hotel & Residences on Fort Lauderdale Beach.  Open since 2009 and located across A1A from the sand at 401 N. Fort Lauderdale Beach Blvd., it is a 23-story, 2-tower Hotel and Residence, comprised of 346 rooms and 171 condo units. The group plans on maintaining the property as a W, a luxury brand recognized worldwide for their high-end hotels with outstanding service and amenities.

It was the condo units collectively that were on the market for $90 million, but Joanna Rose, spokeswoman for Related Fund Management, says the group also purchased the hotel units for an undisclosed amount. "The W Fort Lauderdale is a well-amenitized oceanfront property in a premier market, and we see great potential to add value through a well-executed upgrade and repositioning plan," Rose said via the Sun Sentinel.

We’re looking forward to seeing what additional benefits and amenities the W Hotel & Residences will bring to visitors and residents of Fort Lauderdale Beach, now that the new ownership is on board.
